            - Marketing costs, to find buyers, is primarily FREE and accomplished systematically.
              (I can't remember when I last paid for advertising - seriously! 1995-1999 I think)
 
            - Marketing costs for finding prospects is minimal: - 5000 biz cards are only $75, 5000
              postcards for only $130, etc    
 
            -  A Free centralized and specialized niche website already exists - it captures contact info,
               and depending where they reside, if it is in your service area, the client is referred to you
               to follow up.

            - Team USA Members who join the Team, will select their protected territory by zip code
   
            - Sign up for only $350 per year (or $100 + 5 monthly payments of $50) - used to support the system.
  
            - Members pay 10% referral fee at closing to team members who refers a client to them.
              If the referral came from the centralized website (www.shortsales-online.com, a 10% referral
              fee is paid to the site owner.
        
            - Referrals are transferable within the team so long as the original referrer gets paid their
              referral fee for a successful close. 

            - If referrals are not successfully contacted within 5 days, team member is expected to return the
              referral back to the centralized pool and the site owner will attempt follow-up with the prospect. 
              If contact is successful, than site owner has option to work the short sale or refer it back out to
              the original team member or someone else on the team.  (This rule is not meant to be unfair -
              we have to recognize that when we get leads, we have to make them priority otherwise the
              prospect will seek out another agent or team and we certainly don't want that.  If that happens,
              a $5K-$10K commission is lost forever.
