Time
Is Of The Essence!
Especially When Dealing
With Foreclosures!
Time is your worst enemy in a real
estate transaction!
Especially if you're
buying or selling a
foreclosure property.
So, if you

By the way, the phrase, "time is of the essence", is often used in legal
contracts which in effect says: the specified time and dates in this agreement are vital and thus
mandatory, and "we mean it." Therefore any delay-reasonable or not, slight or not-will be grounds for
canceling the agreement.
The ironic part about this all, is that working with
foreclosure transactions, they seem
plagued with delays not generally in your favor. It
is for this reason, I raise the subject of "time" to prepare the buyer for what may seem a like a very slow and frustrating process
on the seller side, which, at the same time, requires a very aggressive pace on the buyers side!
Seems a bit unfair, but that is the nature of the beast! I've learned to accept it and that is why I have such
a success rate --- I don't give up!
But there is one other
factor that we must understand before we start! If you are serious
about buying a property, house hunting
IS NOT the first step in the process!If that is what you have in mind, then we must STOP before we even begin!
Our first delay!
Nothing abuses your time and ours more, than taking steps in the
wrong sequence. Trust me please, real estate agents work in their businesses generally 60-80 hours a
week. There is a right and a wrong way to everything we set out to do! We're trained to know the
advantages and disadvantages respectively.
The first step is
preparing yourself financially to make an
offer, even before you know what it is you're going to buy! Time is of the essence.
Please get the steps in one of the following two paragraphs done ASAP.
If you're an all cash
buyer, not requiring a loan, you still
need a "letter of
credit" from your financial institution where your funds are deposited. In the letter, a
bank representative must provide a statement that your account currently has sufficient funds available to make a
real estate purchase up to the amount of "X" dollars. The letter must be written on business letterhead,
show the date the account was reviewed, it must reference the applicable account number, and it must be signed by a
supervisor.
Please FAX a copy to BERYL GOSNEY at 425-645-5373. This letter is
a required part of your offer.
If any/or all of your purchase is to be
financed, a "pre-approval
letter" from a lender must be provided with your offer. The letter must state the maximum purchase price,
the maximum loan amount, the type of loan, and lending conditions, if any. This letter has to be written
on company letter of the lending institution, dated and signed by the loan officer.

letter is a required part of your offer.
Now you can see why its
necessary to do things in the right order! And to do it promptly!
The longer it takes, the longer before you can make an offer! If you're not
prepared, then there is no sense looking at foreclosure listings --- you'll just be disappointed that you're not ready!
Once you have the "letter
in our hands", we are SET TO GO! We'll begin
immediately to send you property listings to consider. That's providing we have
talked about your plans by now! If not, then here is a delay!
